Chances are, if you're reading this post you've already had a browse through some display homes. You might've also noticed a lot of add ons too. These extras help make the display home spaces appear larger and the finer finishes add that luxe atmosphere. Keep in mind, I'm speaking from our experience with Coral Homes, so if you're with another builder, things might be a little different.
What you should know first
Check the standard inclusions with your builder. These are your basics. Most builders will provide a number of inclusion levels. Coral Homes offer Designer or Elegant inclusions. Based on the inclusion level, your base house price will differ. Walk through the display home with your sales consultant and get them to point out what's an upgrade and what's standard. Off-the-bat, you might notice that the facade, stone kitchen countertops, 'corner less' alfresco, ceiling heights, ducted air con, heightened front door, heightened wardrobes and doors, french windows, fancy appliances, off-white mortar(yes!), under mount sink and even tap ware can all be upgrades! Check out a collage of upgrades in the homes we saw- from top left to bottom right you'll see:
Cornerless alfresco and stacker doors (requires a horizontal support beam where corner beam is removed) [about $7000]
Long 'frameless' window (doesn't open) [about $300]
Off white mortar vs standard (yes it makes a huge difference) [about $500]
40mm stone waterfall ends [about $1900 both ends]
Under mounted porcelain farmhouse sink [about $2000]
Shaker satin finish cabinets [in a Hamptons kitchen package was around $4500]
We had all these items in our completed tender. Approx. May 2022 prices.
What upgrades we chose in our home
In addition to modifying the original floor plan (I will make another post on that later), the list of upgrades we chose were:
Designer deluxe package (Feb 2022)
2550mm high ceilings
2.3m front door
2.3m stacker door, wardrobes, doors, square sets
Off-white mortar (a must if you have light bricks)
Hamptons kitchen package (Feb 2022)- Shaker satin cabinets
2 pot drawers with soft close either side of stove
Undermount gold nano plated sink
Deluxe caesarstone to kitchen and bathrooms
40mm caesarstone kitchen countertop
Waterfall ends on island bench
2x colour choice of caesarstone in kitchen
Larger window to main living
All tap ware upgraded to vivid slimline
Downlights, extra lights, pendants, added PowerPoints ($8k)
Until we move into our new home, I can't really comment on what was worth it and what wasn't. But if you can upgrade anything, I'd absolutely recommend anything more structural like ceiling height, corner less alfresco, windows, door heights etc. first. Most others can be completed after handover.
